听力原文:M How did your interview go with the community development center?
W I thought it went well. I found out that Jessie Fox is a development director there. She's done a lot, in terms of attracting investment money to East Liberty and downtown. She's really good at raising money.
M So if you're hired, what exactly would you do there?
W Mainly accounting-type work. And that's fine, I like it, but I'd also be analyzing investment properties, which is really what I want to do. Analysis is more interesting to me than accounting.

There are lots of reasons for buying a new mattress(床垫): getting married, moving to a new home or simply the desire for more sleeping space. No matter what the reason, the ultimate expectation is a good, restful night's sleep.
But with all the different constructions, firmness, sizes and prices for sleep sets, how do you decide which one is right for you? The makers suggest you treat bedding as a long-term investment. This means carefully considering the quality and comfort you are getting for your money.
If you've decided to buy a new mattress, invest in the very best you can afford. Prices are determined by the material used, the quality of construction and the size of the set. It's an investment in one-third of everyday of your life and that can have a dramatic effect on how you feel the other two-thirds.

JAPAN INCREASES TRADE AND INVESTMENT IN ASIA
Japan has been the most powerful country in Asia, but it had little trade with the region until now. Now, Japan is doing more trade with Asia than with the rest of the world.
In 1985, the US was Japan's main customer; Japan exported a third more to the US than to Asia. Now, Asia buys 30%more than the US and three times as much as Europe. Japanese imports from Asia increased by 150% between 1985 and 1995. Japan's imports amount to $ 60 billion from Asia in 1993, compared to $ 50 billion from the US and $ 24 billion from Europe.
In 1994, Japan invested $ 7.7 billion in Asia. During the next few years, 75% of Japan's direct investment will be there. Japanese investment in the region is now $ 64 billion, as against US investment of $ 26 billion, or German investment of $ 7 billion.
Thailand expects new Japanese investment to reach $ 8 billion by 1998. Already, Japan controls 90% of Thailand's auto market. Labour costs in Japan are high, so Japanese companies are setting up in countries where workers get paid much less; an increasing number of Japan's employees now live outside Japan.
Where was Japan's biggest export market in 1985?

听力原文: It's no secret that throughout history common stock has outperformed most financial instruments. If an investor plans to have an investment for a long period of time, then their portfolio should be comprised mostly of stocks ; however, investors who don't have this kind of time should diversify their portfolios. For this reason, the concept of "asset allocation" was developed. Asset allocation is an investment portfolio technique that aims to balance risk and create diversification by dividing assets among major categories. The underlying principle of asset allocation is that the older a person gets, the less risk he or she should face. After you retire you may have to depend on your savings as your only source of income.

Templeton World Fund
Templeton fund managers find global investment opportunities others might miss. In 1997, when investors were worried about China assuming control of Hong Kong, our fund managers had the foresight to increase their holdings in a Hong Kong property development company. The smart move enabled our fund shareholders to participate in the dynamic building boom that followed.
Taking advantage of global investment opportunities like this requires a unique perspective. It comes from having offices in over 25 countries and on-the-ground analysts using research techniques for over 50 years.
